I perform residential home inspections, in the Boise area, and Southern
and Central Idaho. Vacation home and cabin inspections are available. These
inspections are generally for the benefit of the buyers, prior to a home
purchase transaction.
The purpose of the
home inspection is to identify any defects or deficiencies in the
home. A major defect,
such as a structural failure or defective wiring, will effect the value
or habitability of the home. A home buyer will want to know about any
deficiencies that exist. Defects are not always easily observed. The seller
may not even know they exist! A defect, if
not discovered prior to the purchase, will become the buyers problem after
he or she moves in.
The inspection consists
of a complete physical and visual, on-site examination. This physical
inspection typically takes 1 1/2 to 3 hours. This inspection is a very thorough
check of the property. I observe the component systems (i.e. heating,
plumbing, electrical, appliances), operate them, and report on their condition.
The structure is observed and tested, from the foundation to the roof.
I crawl under the
house(my favorite part), access the attic, climb onto the roof, and generally
check every square inch of the building. Safety issues, are a major focus of my inspections.
Roof leakage in the attic and the presence of water in
the crawl space is checked. Inspected Items List
Repair and maintenance items are noted.
All homes have repair items. No home is perfect.
The inspector will make recommendations concerning the repair items.
I invite my clients
to accompany myself on the inspection if they desire.
I then prepare a
comprehensive written report detailing the condition of the property,
and any defects or major repair problems observed. The general condition
of the building is described and maintenance/repair concerns are detailed.
The inspection and
report are an objective look at the property. Emotional considerations
do not influence the inspector, as may be the case for both the buyer
and seller.
After the physical
inspection I will hand deliver the inspection report within 24 hours.
Reports can be emailed or faxed.
I use computer software, designed for this application, to help me generate
the report and this helps to insure accuracy and prevent omissions of
inspected items.
The report is written in plain English, in a clear and
understandable manner. I like to think my report is as informative and understandable
as any in the industry.
How does it work?
Simply give Wall Home Inspection a call (our number).
We will set up a time for the
inspection. All the inspector needs is access to the property and permission
from the owner, or coordination with the realtor. The next day a written
report is delivered to the client.

New
Construction - Final Home Inspection.
This inspection is
essentially a regular home inspection done just prior
to closing and final walk-through. When a new home is built there can
be items
omitted or incomplete construction.The builder is probably not even aware
of these items.
Builders usually guarantee their homes for a year or two and are happy
to
fix minor problems before they become big problems.
WHI recommends a final
inspection on newly constructed homes.

Home Owner Inspection
A home owner sometimes
needs information about their home that is beyond his or her knowledge or
expertise. Items such as water in the crawl space, or a mysterious water
leak, or cracks in the foundation.
There may be a dispute with an insurance
company about a covered loss and its subsequent repair.
The builders
warranty on the home owner's new home may be about to expire, and she wants
to be sure everything is in good shape.
A home inspector can provide a
knowledgeable and informed opinion about these kinds of problems. Single
item inspections are less expensive than full home inspections. Give WHI

Out
of State Home Buyer's Inspection
If you are living
out of state and investing in Idaho property, you know it can be difficult taking
care of all the details over the phone.
Many investors don't have the
time when they are in town to really give the property the scrutiny it
deserves. Or maybe you haven't even actually seen the property yourself.
I have helped many out of state investors, and people planning to move
to Idaho, with their home purchases. I will take care of the inspection
and handle the details of coordinating the inspection with the realtors
and sellers.
You will receive a full written report, and phone consultations.
I charge the same fees to out of state investors as I do to the local
folks. I am someone you can trust, and I will work for your interests.
After all, that's my job!

Crawl Space Inspection
Every crawl space
should be checked out now and then. A pipe could be leaking or a heating
duct could be disconnected. There may be excessive moisture present. A
problem in the crawl space can be costly and unhealthy. Many homeowners
choose not to venture into the dark recesses of their home, (I don't blame
them). WHI has the equipment and experience to do the job. A crawl space
inspection includes:
Moisture and ventilation analysis.
Vapor barrier assessment.
Waste plumbing and supply plumbing check.
Heating/cooling component check.
Insulation check.
Wood floor framing and support inspection.
Presence of water or moisture in earthen floor.
Visual inspection for mold.
General conditions.
The cost is $99 with
an onsite handwritten checklist report.
Add $10 for a printed report and digital pictures, delivered
the next day.
