Why should I order a home inspection?

To make sure there are no major defects or problems with the structure and systems of your new home. A major defect is any issue or condition that will effect the safety, habitability, or value of the home. Once you make the final purchase and move in - any defects become your responsibility.

How soon can you get to my home inspection?

We are usually able to schedule an inspection within one or two days of your phone call.

How long does a home inspection take?

Inspections can run 1 1/2 to 3 hours, depending on the size and complexity of the house. On most homes under 2500 sq. ft., plan on 2 hours.

When should I call for the inspection?

As soon as the offer is made and accepted. Many contracts do not allow a lot of time to get the inspection done. When making the offer we recommend giving yourself 15 days to complete the inspection.

Why does a home inspection cost so much?

With driving time, inspection time, and report writing time - an inspection takes 4 to 6 hours to complete. That comes to about 40 dollars an hour, about what you pay your neighborhood auto mechanic. Doesn't the amount of money you are spending on your new home warrant the hiring of a professional as least as good as your auto mechanic?

What do I do if my prospective home has a major defect or problem?

You may ask the seller to fix the defect. You may be able to rescind or "back out" of your purchase agreement if the defect is significant. You may be able to negotiate a different price. Please note that we do not intend to give real estate or legal advice here. We recommend that you hire a good local realtor when purchasing property.

I don't have a realtor - how do I handle the inspection?

Request an inspection contingency in your purchase offer. Most sellers are very happy to accommodate an inspection. Then just give us a call.

When is the inspection fee due?

The fee is due at the time of the delivery of the report.

What type of payment do you accept?

We accept personal checks, cash, and gold coins. Sorry we do not accept credit cards at this time.

When do I get the report?

We will hand deliver the report no later than the next business day.

Do I need to pick up the report?

We will hand deliver the report to you or your representative. We can also email or fax the report. We always mail a hard copy of the report to our clients who receive emailed or faxed reports.

I am out of state. Will you still inspect for me?

Yes. We can handle all the details for you here. We will meet with your realtor and/or sellers.
